Registering and searching for your property to let in London
The more information you provide us with about your requirements and specifications, the better positioned we will be to find you that perfect property to let in London.
Madison Real Estate aim to offer the best thenant advice and tenant services as we can appreciate finding a property can be onerous.
You should provide us with the following information so that we can match a property to your criteria:
- Area (it is best to provide us will all areas you would be prepared to consider during your property search)
- Budget (range of minimum to maximum budget will allow us to provide you with a wider selection of properties to consider)
- Number of bedrooms and type of property required
- Transport links to take into account your daily commute
- Parking requirements (if any)
- Outside space requirements (if any)
- It is also a good idea to check the terms of your current tenancy agreement and serve the required notice period before beginning your property search.
Once we have this information, viewings can be arranged immediately.
Viewings can be conducted by appointment between 9am and 7pm on Monday to Friday and from 9am to 5pm on Saturdays.
Making an offer and securing your London property
Once you have found your new home, each applicant will need to complete an offer information form and reference application form and sign and agree to our terms and conditions. We will take a security holding deposit of £500 which will be subject any conditions which may have to be agreed with the landlord. Once the holding deposit is taken, then marketing of the letting property will be suspended until references are concluded. The deposit will be offset against the monies due and will be fully refundable unless the applicant withdraws the offer.
References
These are obtained through a 3rd party and you will be required to fill in the credit referencing forms (1 per person) and return it to Madison Real Estate.
You will be asked to fill in the following information:
- employer details
- landlord details
- current address and residential details
We will also require the following as proof of ID:
- three months of recent bank statements
- photo identification (drivers licence or passport)
Tenancy Agreement
Once the landlord confirms that he is happy to proceed we will draw up the relevant tenancy agreement. This tenancy agreement will be signed by both the tenant and the landlord. This tenancy agreement is legally binding, so make sure you read it carefully. We are happy to answer any questions you have. All tenants will be required to sign the Tenancy Agreement before keys can be released.
Monies
Prior to the commencement of the tenancy we will require the rent for the first month of the tenancy in advance and a deposit equivalent to six weeks rent. The monies will need to be paid and cleared in our bank account prior to releasing the keys. You will also need to ensure that you set up a standing order for the payment of the rent monthly.
Tenants Deposit on houses or flats for rent
The Housing Act 2004 makes provision for both the protection and return of tenancy deposits and the resolution of disputes over their return. The deposit will be registered by Madison Real Estate (unless the landlord has a valid account set up with the Tenancy Deposit Solutions or the Deposit Protection Service) as an agent in accordance with the Housing Act 2004 in a deposit protection scheme operated by Tenancy Deposit Solutions Ltd (trading as "mydeposits") or The Deposit Protection Service (www.depositprotection.com).
Inventory and Check-in
The inventory of the contents will be checked against the condition of the property by either the landlord or a check-in clerk at the commencement of the tenancy. The inventory lists every item in each room of the property, so it can be checked for losses or damage when you move out. Meter readings will also be taken and will need to be sent to the relevant utility companies. Where possible we use an independent inventory company at the beginning and end of our tenancies to make sure it is done accurately and fairly. Keys will usually be handed over to you by the inventory clerk at the property otherwise we can arrange for you to pick them up.
Property Management
You will be advised upon moving into your new home, whether the landlord or Madison manage your property.
Madison Real Estate offers a comprehensive property management service to give you peace of mind for the duration of your tenancy. This service is available Monday to Friday 9am - 6pm and should your enquiry be an emergency, a mobile number will be provided for a 24hr operating service.
