Once we have this information, viewings of the property you are thinking of buying can be arranged immediately.
Viewings can be conducted by appointment between 9am and 7pm on Monday to Friday and from 9am to 5pm on Saturdays.
Once you've sorted out your motgage and you know the kind of flat or house in London you'r looking for, it's time to get out there and find it. This is made simple by allowing you to search online for a property to buy by inputting your search criteria which is set out in a clear and basic format.
You can also call one of our house buying team and they will gladly register your details on our system. Once we know what you're after, we'll keep you updated by phone or email. You can change your search criteria at any time by calling one of our dedicated buying and selling team so that you can ensure we are sending you the most relevant property to buy.
When we've found you a suitable flat or house in London, we'll set up a viewing appointment as soon as possible. A top tip: make two visits, one during the day and one at night.
Once you believe you have found a property that you are interested in, it is advisable to submit an offer quickly, so as to ensure nobody else beats you to buying your desired property. You can either complete the relevant form on the ‘make an offer' tab on our website, or call in and make the offer verbally. Be prepared to supply us with all relevant information needed to pass offers over to sellers. (please refer to the offer form). Once we have submitted your offer, we will endeavour to update you as soon as we have obtained the reaction of the seller.
You now have had an offer accepted, and if the vendor is happy to do so, and once you have supplied us with the contact details of your chosen solicitor, Madison Real Estate will remove the property from the market. We would then expect to see a valuation survey instructed with-in two weeks.

Now that a sale has been agreed for you, standard confirmation letters have been forwarded to the relevant parties, we have collated a list of notes which we believe will be of assistance to you as the transaction progresses.
1. Please advise our office of your solicitors name and address if not already confirmed. Also, it is imperative that we are given your brokers name and contact details, or the contact details of the chosen mortgage lender.
2. Please confirm which mortgage product you will be opting for at your earliest convenience to whom you are seeking guidance. As even once mortgage application forms have been completed there is likely to still be a delay before a valuation survey is instructed.
3. Once your mortgage survey has been conducted, you should expect to see a mortgage offer within 14 days. If an offer does not materialise within this time, we suggest that you ascertain with your mortgage lender and or broker, why the delay?
4. Please ensure that your solicitor has applied for searches immediately once you have paid for them.
5. Please notify us immediately once you have received your mortgage offer.
6. Please liaise with your solicitor once you have your mortgage offer.
At this stage most of the conveyancing procedure should be completed. If you have been made aware that there are any outstanding issues or enquiries, we urge you to contact your solicitor to ascertain what you or Madison can do to facilitate matters to an exchange of contracts swiftly. In order to exchange contracts you will need to lodge a deposit, typically 10% of the property purchase price; we advise you not to lodge this with your solicitor in the format of a personal cheque, as these take several working days to clear, thus delaying matters.
This is the point when you know it was all worth it. On or just before the day of completion, your solicitor will pay what you owe to the seller's solicitor.
Once you've had the call to confirm that the money has been transferred, the transfer document and title deeds will be yours. You can pick up the keys.
