Longer opening hours - increased chances for faster home sales - less stress for both seller and buyer

Our longer opening hours are essential to maximise viewing opportunities for working professional tenants. 75% of our viewings are carried out after ‘normal office hours' and over the weekend. Our offices are open from 9am to 7pm Monday to Friday and 9am to 5pm on Saturdays. By special request viewings can also be arranged on Sundays.

 

The next stepts to sell a house or flat through our estate agents

Once an offer has been submitted on your property, our experienced staff will ‘qualify' the would be buyers to ensure that their buying capability is in place. We will then negotiate on your behalf, ensuring that you are fully aware of the progress being made with negotiations. All submitted offers will also be handed to you in writing for your records.

Once an offer has been accepted and a sale agreed, Madison Real Estate will then assume responsibility of progressing the sale, by endeavouring to keep in constant contact with all relevant parties, and where possible adhere to your (our clients) instructions. This is where the wealth of knowledge which Madison Real Estate employees can offer really comes into its own, as this is the part of the transaction where obstacles can appear, and problem solving is a must.

Energy Performance Certificate: From 1st October 2008 all properties in England being marketed to let will require an Energy Performance Certificate by law. The EPC is only required for properties that are self contained, and is valid for 10 years, Energy Performance Certificates are part of a European law to make consumers more aware of how green a building is. An EPC has two ratings. The Energy Efficiency rating which measures how efficient a building is, and the Environmental Impact rating.

 

Sellers Checklist

Now that a sale has been agreed for you, standard confirmation letters have been forwarded to the relevent parties, we have collated a list of notes which we believe will be of assistance to you as the transaction progresses.

1. Please advise Madison of your chosen conveyancing solicitor if not already done so.

2. Please pass on relevant mortgage Account details (if applicable) to your solicitor to enable them to obtain title deeds.

3. If not already received, please request that your solicitor forwards to you a Property Information Form, and a Fixtures and Fittings Form. Once these forms are in your possession, it is imperative that these, once completed are forwarded back to your solicitor immediately.

4. If you are purchasing another property, please ensure that you have sourced the appropriate mortgage product, and that all appropriate forms have been completed.

5. If selling a leasehold property, please pass onto your solicitor; groudn rent receipts; copy of building insurance policy; freeholder/Managing Agents names addresses etc.

6. We will ensure that your buyers mortgage arrangements are progressing at the expected speed, and advise you of survey dates and the conveyancing process.

7. We will advise you when your purchaser is in receipt of their mortgage offer.

8. Once both yours and that of your buyers mortgage offers have been received (where applicable), it would be prudent to liaise with your solicitor.

At this stage, most conveyancing work should have been completed by the solicitor's. However, once again we urge you to monitor your solicitor progress to ensure that there is no outstanding required information which you deal with.  We will endeavour to assist with the conveyancing process where ever possible, or requested to do so. If you are purchasing a property in tandem with your property sale, you will be requested to lodge a deposit, usually equating to 10% of the property value. Please bear in mind that personal cheques can take several business days to clear, thus delaying the exchange procedure.
